The Lake

There is a large lake on the premises so please be careful when near the water. It’s deep in winter and while it may dry out in summer, it will still be muddy. It is your responsibility to ensure your own safety and that of other members of your party.

The Grounds and Bush

The rural nature of the property means that in some areas there may be leaves, branches, gum nuts, bandicoot burrows, unstable ground and pathways. You are welcome to explore but please be careful when walking around the grounds. There is all sorts of wildlife on the property from eagles, foxes, bandicoots, large goannas, snakes, ducks and abundant water birds. So please exercise care when walking around.


While we love pets, the local animals may not be as keen so please keep any pets under control at all times. Please call beforehand to discuss your pet options.


Please note the premises are not suitable for children.


All of our house water is rainwater and so please be water wise during the dry season - thank you. The garden uses reclaimed water and ground water. No scheme water is used.

Bookings and Cancellations

All reservations are charged in full at the time of the booking. There is a 14 day cancellation policy and we reserve the right to charge the full amount of the deposit should you cancel or substantially amend your reservation within 14 days prior to arrival. In the event of a cancellation we reserve the right to charge for the full amount of the booking if the accommodation cannot be re-booked. When you make a booking you are agreeing to our booking conditions.

Check-in/Check Out

The accommodation is available from 3.00 p.m. on the day of arrival unless by prior arrangement. Checkout is by 10 a.m. on the morning of departure unless by prior arrangement. If the room is free after your stay then we are happy to have you stay longer.

We are a non-smoking B&B. Thank you!

Your Responsibilities

Guests undertake to keep the premises and all furniture, fixtures and fittings in or on the premises in the same state of repair and condition as at the commencement of the stay and also undertake to leave the premises in a reasonable state of cleanliness and order. The owners shall be compensated by the guests for any damage and breakages which may occur and any excess cleaning that is required, sole interpretation in the event will be by the owners.

The owners reserve the right to be allowed access to the accommodation at any reasonable time.

The number of persons using the accommodation is not to exceed the number booked in to use the accommodation.

The owners reserve the right to refuse any booking request.

The owner reserves the right to cancel any booking already made if the accommodation becomes unavailable for reasons outside of our control. Our limit of liability shall be a full refund of monies paid.

All guests must act in a reasonable manner and have consideration for other guests. The owners cannot accept liability for any loss or damage to personal property however caused

lf any guest(s) fails to observe any of the conditions we reserve the right to require the guest(s) to vacate the accommodation at once without any recompense.
